Awaab’s Law – keep homes safe, dry and compliant

Fast, professional help with damp and mould investigations, reporting and remedial works across East Yorkshire.

What is Awaab’s Law?

Awaab’s Law was introduced to make sure damp and mould problems are investigated and fixed quickly. It’s named after Awaab Ishak, a two-year-old who tragically died in 2020 after prolonged exposure to mould. The law forms part of the Social Housing (Regulation) Act 2023 and sets strict response times for landlords when damp or mould is reported.

Good practice for everyone: Although Awaab’s Law applies directly to social housing, the same standards are sensible best practice for private landlords and letting agents. Acting quickly keeps homes safe, reduces complaints and prevents costly damage.

Timeframes at a glance

  • Acknowledge & investigate: within 14 days of a report
  • Start necessary repairs: within 7 days of identifying a hazard
  • Emergency risks: act immediately (e.g. within 24 hours)

These timeframes reflect current government guidance/consultation outcomes for Awaab’s Law in social housing. We treat them as minimum standards for our private clients too.

Does Awaab’s Law apply to my property?
It applies directly to social housing. We recommend following the same timelines across the private sector as best practice to protect occupants and evidence timely action.
How quickly can you attend?
We triage quickly and aim to book inspections promptly. If there’s an urgent health risk, we’ll advise immediate steps while a full assessment is arranged.
Will I get a written report?
Yes. Our report is clear and evidence-ready: photos, moisture readings and a practical action plan.
Do you install ventilation (PIV/MEV)?
Yes. We supply and install proven systems and provide aftercare guidance.
Do you certify compliance?
We provide a completion summary describing what was done and when. Formal “compliance” is ultimately judged against the landlord’s legal duties and timelines.
